For kitchen system design in a converted sneaker factory loft.
Single Point of Contact.
(Zero chaos.)
Full Kitchen System Roadmap.
(Control the outcome.)
Early Investment Clarity.
(Stop guessing.)
Enduring Perfection.
(Love it for years.)

Expertly defined.
Flawlessly executed.
A kitchen that
feels right every day.
A kitchen renovation
takes a village,
but no one owns the full picture.

Architects often focus primarily on structure and filings.
Showrooms provide "free designs" to win a sale, quotes are vague.
Contractors quote based on these assumptions and placeholders.
Once committed,
detailed planning begins.
Construction starts,
Real costs unfold,
Flexibility is gone.
We replace
placeholders with facts,
so trades can focus on the craft
- not the guess work.
Resolved on paper. Protected on site.
De-risk the Build
Front-load every choice.
• Total clarity before major commitments.
• Enable early value-engineering.
• Hire and order with certainty.
Alignment while it’s still feasible.
The Power of Early Alignment
The Scenario: One client’s vision was quoted at $290k,
exceeding her $250k target.
The Intervention: Without prior commitments, she retained the full flexibility to value-engineer and align her vision and budget.
The Save: Prevented a $40k "locked-in" budget gap by resolving alignment before construction began.

Ensure Sanity
One contact. Total alignment.
• Zero trade guesswork.
• No homeowner decision pressure.
• Proactive coordination.
The single filter for project complexity.
Executive Advocacy
The Scenario: A plumber claimed an appliance "wouldn't fit".
Triggering trade finger-pointing and the threat of rework.
The Intervention: We identified a cabinet installation oversight and resolved it in minutes.
The Save: Prevented a project stall and change orders, protecting the client’s time and peace of mind.

Protect the Investment
Design intent, enforced.
• Prevent on-site deviations
• Continuous oversight.
• Your investment, protected.
Execution stays true to the plan.
The Oversight Advantage
The Scenario: A plumbing wall was installed incorrectly,
which would have made the cabinetry installation impossible.
The Intervention:
We caught the error mid-construction,
ensuring the build matched the resolved plan.
The Save: Protected a $200k+ investment from
compromises, construction delays, and late-stage rework.

“Her drawings are flawless.
Every detail is accounted for, from electrical to plumbing layouts.”

A Way of Thinking
About Kitchen Design

Design as a System
Kitchen design is not a list of choices.
It is a system.
The room, your priorities, and the appliances all influence one another. Every decision creates a chain reaction somewhere else in the plan. When these relationships are understood early, planning becomes clearer and more intentional. Adjustments happen with awareness, not guesswork.
Good kitchens come from coordination,
not isolated decisions.
Certainty over Assumption
“I prefer clarity early, rather than addressing uncertainty later.” — Sabrina Antony
A plan only matters if it can be built as intended. Clarity begins early. Existing conditions are understood, systems are evaluated, and decisions are made within a coherent framework where each element relates to the next.
The aim is not complexity, but precision.
When ambiguity is removed, progress becomes deliberate and confident.
Living with Decisions
People don’t experience kitchens as plans.
They experience them every day.
Planning becomes reality in daily use.
Small decisions compound.
Clarity early creates ease later.
The goal is not perfection, but confidence.

ABOUT
THE ATELIER
bauherr helps homeowners protect their investment and sanity during kitchen renovations by providing early cost clarity & continuous support until they move in.
Led by designer Sabrina Antony, atelier bauherr. merges over two decades of international kitchen design experience with an architectural approach to everyday living.
Rooted in work across Europe and New York City, Sabrina’s practice bridges the precision of German craftsmanship with the warmth of lived spaces.
We design kitchens as integrated systems that align space, appliance integration, structure, functionality, and daily use. We take authorship and design ownership of those decisions, guiding them from concept through realization by maintaining design intent and alignment in close collaboration with homeowners, architects, and interior designers.
Sabrina’s work has been featured in Forbes and Cottages & Gardens, including a converted sneaker factory loft recognized for its thoughtful kitchen planning, architectural integration, and collaborative execution.

Discuss Your Project
We work with homeowners and architects on high-investment residential renovations and custom homes. Early kitchen system planning aligns spatial direction, appliance strategy, and construction sequencing before commitments are made. Involvement is most effective prior to cabinetry orders and before construction begins.
“We decided to call
one of her references before hiring her.
She said, ‘Don’t interview anyone else.
You hit the jackpot with Sabrina.’”
